Tenant Fees Schedule

 

Below is a list of our current permitted payments. Please ask one of our staff members for a full breakdown of permitted payments that may be payable throughout the tenancy process.

 

 

Permitted Payments before Moving in

Holding Deposit (This will be deducted from the 5 week deposit amount if paid)

One week's rent to reserve the property (or per room in a room rental agreement - This will be held for 14 days whilst referencing takes place.).

Security deposit of five weeks rent (per tenancy. Rent under £100,000 per annum).

 

Permitted Payments during a tenancy which may be applicable if required at request of the tenant

Lost keys or fobs

Tenants are liable to the actual cost of replacing any lost keys or fobs. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

 

Variation of tenancy

£50 (inc. VAT) per change to cover the costs associated with preparation and execution of new legal documents.

 

Change of occupant/sharer

£50 (inc. VAT) per tenant and any reasonable costs incurred if higher. To cover the costs associated with taking the landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as preparation and execution of new documents.

 

Early Termination

Should the tenant wish to leave their contract early, they shall be liable for the landlord’s incurred costs in letting the property as well as all the rent under the tenancy until the start date of the replacement tenancy. These costs will be no more than the full amount of rent left outstanding on the tenancy.
